Come see this outstanding Hamilton Heights mixed-use building with exquisite architectural details – this site has access to major routes to and from every direction, beautiful Riverside Drive and Riverbank State park within sight, and is surrounded by notable institutions. Also just steps to Broadway and the 139th St. – City College subway station, with access to the number 1 train.

Hamilton Heights Population and Other Statistics:

Land Area: .547 square miles

Population (2009): 36,733

Population Density: 67,148 people per square mile

Even being just 175 feet west of Broadway – the area’s most popular retail strip and main thoroughfare – this site on 139th is quiet and tranquil, yet still so close to all the neighborhood’s conveniences and colleges. The City College of New York is just a quarter mile east, Manhattan School of Music a short jaunt south, and Columbia University planning for a major expansion nearby as well.

The building has easy access to both of the major highways servicing the area, with Henry Hudson Parkway immediately to the west, and Harlem River Drive just across town to the east. Both highways provide transportation to Midtown and downtown Manhattan, as well as access to bridges and tunnels connecting to the outer boroughs and New Jersey. Public transportation is even more convenient, with subway and bus stops within a block. The 137th Street-City College subway station is one of the busier terminals in New York, providing transportation to 4,436,971 passengers in 2010.

As previously noted, The City College is just steps away, is known as the most ethnically-diverse college in New York – Fall 2010 seeing students from 157 countries – and has been called “the American Dream Machine.” The university’s total Fall 2010 enrollment was 15,553 students, and 2,664 degrees and certificates were awarded the same year, an increase of 12.6% from the year before. The college provides students and the community with an impressive campus and offers 150 undergraduate programs and 13 doctoral programs. They are especially noted for their programs dedicated to architecture, the arts, education, the humanities, social sciences, science, biomedical education or engineering.

Also right around the corner is one of the most widely visited state parks in New York State, 28-acre Riverbank State Park. Boasting incredible views of the Hudson River, Palisade Mountains, and the George Washington Bridge, the park offers five major buildings that respectively house an Olympic-size pool, a 2,500-seat athletic complex, skating rink, 800-seat theater, and restaurant. The park also offers outdoor swimming and wading pools, four tennis courts, picnic areas, a 400-seat amphitheater, a running track, various athletic courts and fields, and docking facilities. What a wonderful neighbor to have in the midst of a busy urban lifestyle!

Another fine institution in the immediate area is the Manhattan School of Music, an 85 year old college that offers majors for all musical dedications. There are over 800 graduate, undergraduate, and doctoral students attending and about 275 faculty members, and the college holds about 400 concerts per year. The highly-respected Columbia University has plans to contribute another option for higher learning to the Hamilton Heights area, with its planned 17-acre expansion project to be located roughly from 129th to 133rd Streets between Broadway and Twelfth Avenue, as well as on the east side of Broadway from 131st to 134th Streets. Planning, design, and construction is currently underway and is expected to be complete by 2015.

While Hamilton Heights consists largely of residential apartment buildings, the surrounding area on adjacent Broadway, especially on the strip between West 135th and 146th Streets, is dense with many quality commercial shopping and dining options. There is a nice mix of popular national fast-food restaurants (McDonald’s, Papa John’s Pizza) and local cafes and ethnic dining. Also right around the corner are a variety of grocery stores, coffee shops, hardware stores, boutiques, jewelers, and much more!

With Columbia University’s decision to use a large part of Hamilton Heights in West Harlem for their required expansion as well as the continued revitalization that is taking place in the area, the strong economic climate has been attracting the attention of developers, businesses, and relocating residents. Some elements of the dedication to neighborhood improvements include:

  • Columbia’s planned 17-acre site will allow the college to satisfy its space needs and continue its healthy competition with its fellow Ivy League schools (Yale, Harvard, Princeton, etc.), as well as promote higher learning and further diversify the surrounding Hamilton Heights area

  • Previously neglected waterfront in West Harlem has been redeveloped into an enjoyed waterfront oasis known as West Harlem Piers Park

  • The West Harlem Master Plan plans for an integration of mixed-use retail and service buildings, continued affordable residential housing development, and maintaining community spaces

This truly exceptional building on quiet West 139th Street is so close to all the shopping, dining, fine institutions, parks, and conveniences that West Harlem and Hamilton Heights have to offer! Don’t miss out on this one!
